Please note that all inspections are non-invasive and visual only for areas that are accessible and safe. Systems will only be operated with standard controls.

Home Inspections:
  • Inspection of the exterior, including:

    • Roof surface, chimney, gutters and downspouts, flashing, ​roof penetrations

    • Exterior walls and siding

    • Site grading and drainage, retaining walls, trees and plants near the house

    • Walkways, driveways, and stairs

    • Deck and balcony construction

  • Inspection of the electrical system, including:​

    • Exterior overhead service entry and mast, exterior meter​

    • Service panel, breakers, and fuses

    • Determination if branch circuit wiring is copper or aluminum

    • Proper wiring of outlets

  • Inspection of the plumbing system, including:​

    • Proper operation of faucets, toilets, tubs, and showers​

    • Sufficient water flow at fixtures

    • Sufficient drain flow at sinks, tubs, and showers

    • Looking for leaks at exposed water and drain pipes

    • Water pressure test

    • Inspection of the water heater

  • Inspection of the central heating and cooling systems:​

    • System function using normal operating controls​

    • Proper installation of filters

    • Flammable gas leak testing

    • Carbon monoxide testing

  • Inspection of the interior, including:​

    • Testing entry, and room doors and door locks​

    • Testing closet doors, cabinet doors and drawers

    • Stairs, handrails, and guardrails

    • Operation of windows and locks

    • Testing fire and carbon monoxide alarms

  • Inspection of the radon system, if present:​

    • Checking for sound installation​ of visible components

    • Operation of the fan, if equipped

    • Please note this inspection is for sound installation and operation of the fan only and does NOT mean radon levels are below the recommended levels. To ensure radon levels are below the levels recommended by the EPA, a radon test must be performed; a service offered by Timberline Ridge Home Inspections.

Advanced Radon Testing:
  • We are certified by the American Association of Radon Scientists and Technologists

  • Real estate transaction testing:

    • Seller will be instructed as to the closed building conditions necessary to get valid test results

    • Contract is available to the buyer for the seller to sign agreeing to keep the closed building conditions and to not interfere or tamper with the test, and to reimburse the buyer if they interfere with the test

    • The testing monitor includes numerous sensors for the detection of tampering

    • The printed results offer negotiation leverage

  • Home owner initiated testing:

    • You ​will be instructed as to the closed building conditions necessary to get valid test results

    • The printed results will be given to you immediately after the test is complete

  • All radon tests are performed with a Corentium Pro continuous radon monitor

  • Test results are available immediately and will be emailed to you at the end of the testing period. There is no need to wait for the shipment and analysis of passive devices
